Rent FAQ

When rent is due

Per your lease agreement with MPM, your rent is due on the 1st of every month.

How to pay rent

Medallion Property Management nows allow rent to be paid using the Chase Quick Pay or Zelle App. For further instructions, please email Amanda G.

MPM utilizes the WIPS Rent Payment system, and recommends that you use this when making your monthly payment. To find a store near you that processes WIPS payments, you can use this agent locator. Once your payment is made, it will automatically post to your Resident Account Ledger with MPM.

Where to find your WIPS credentials

When you first moved in, you should have received your WIPS Card and Account Number. If you do not have your WIPS Card or Account Number, please email Amanda G. to request a copy.

When rent is considered late

Per your lease agreement with MPM, your rent is due on the 1st of every month, but you are given a 5-day grace period.

Therefore, if rent is not received by the 5th of the month, it will be considered late.

What to do if you will be late on rent

Step 1: Email Amanda to explain your circumstance, or call her at 847-674-5472.

Late fees and other things to remember

We follow the Chicago RLTO and use their late fee structure. Remember, having an unpaid rent balance ‘can’ affect the status of your voucher.

How to renew your lease

4-5 months before your lease is set to expire, a MPM team member will reach out to you to discuss your plans.

That team member will talk to you about your experience, your home, your future goals and expectations, and will ask you to share any feedback that you may have. You may also share your feedback via our anonymous online survey.

Hopefully, you are satisfied, comfortable, love your home, and do not want to go through the hassle of moving. And with our large, dedicated, and professional team, we hope that you see the benefits of being a part of the Medallion Family.

Requirement 1: You must have a current lease

MPM does require all tenants to be on a current lease, whether it is for 1 month or 2 years. Otherwise, per your lease with MPM, a Holdover Tenant Fee can be assessed to your account.

Requirement 2: Provide MPM with your current email address and phone number

Inspections FAQ

When and why we conduct inspections

As a Subsidy Program Participant, your home will be inspected every year to determine that the unit remains in compliance with HQS.

Market Tenants are subject to inspection yearly. This inspection is to ensure that the home remains undamaged and in safe living condition.

How to prepare for your inspection

In order to ensure that your home passes in an efficient and timely manner, please review the following guidelines:

  1. Comply with the terms of the lease that you have with Medallion Property Management.
  2. Maintain the unit in good condition to ensure that the unit complies with HQS requirements. Make sure it is clean, presentable, and in excellent condition.
  3. Pay for any utilities for which your family is responsible for, per your lease.
  4. Maintain any appliances (e.g., stove, refrigerator) that your family is required to provide in working condition.
  5. After reasonable notice, allow the owner (Medallion Property Management) entry to your home for purposes of inspecting the property.
  6. Inform the owner (Medallion Property Management) of any required repairs and, if necessary, allow MPM access to your home to make the required repairs.
  7. After reasonable notice, allow your Subsidy Program or its contractor’s inspector access to the home to conduct periodic inspections.
  8. Provide a representative that is 18 years of age or older at the time of all inspections.
How Medallion can help you prepare for your inspection

Medallion’s Maintenance, Inspection and Management Team is standing by, to help ensure that your home meets or exceeds HQS. It is extremely important that you work with Medallion’s Maintenance, Inspection and Management Team to ensure that your home meets or exceeds HQS.

Our dedicated Inspection Team is available to help resolve the issues brought forth by the Subsidy Inspector. Please expect a call from our Inspections Team to schedule a pre-inspection walk through.

What happens if you are non-compliant

If you are a Subsidy Program Participant, and do not correct violations assigned to you by the required date, the Subsidy can take one of the following actions to enforce your obligations under the program.

Termination of Voucher Assistance: Your Subsidy will notify you and Medallion that the Subsidy intends to terminate your voucher assistance because you failed to make repairs to bring the unit into compliance. When this happens, the Subsidy will notify you and Medallion of the date upon which it will terminate your voucher assistance.

1. The property owner will choose to make the repairs: The property owner may choose to make any required repairs that are the responsibility of the program participant. These repairs may be charged back to the participants ledger for the participants to pay the damages.
2. The property owner will choose to evict you: Alternatively, the property owner may initiate an eviction action against the program participant for a lease violation.

What happens if the property owner decides to evict you?
If the owner initiates an eviction action as a result of the tenant having caused damages, the Subsidy must have documentation showing the damages were caused by the tenant.

What happens if the property owner decides to evict you, before the Subsidy has terminated your voucher assistance?
If the eviction actions commence prior to the effective date of the termination of assistance, and the program participant continues to reside in the unit, the Subsidy will continue to make Housing Assistance Payments to the owner, in accordance with the HAP Contract.

How long these payments will continue: These payments will continue until the owner has obtained a court judgment or other process allowing the owner to evict the program participant. The Subsidy may continue such payments until the program participant moves from the unit or is evicted from the unit.

Terrible management company, maintenance issues get ignored for months. My ceiling collapsed due to work on the roof that I was not informed about. The collapse spread dust and debris throughout my entire studio apartment. It took my property manager, Joanie Klein, more than 24 hours to get back to me about what was going on. They claimed they couldn't get inside to clean up because I changed the locks (which never happened). Then they entered my home to "clean up" and changed my locks without giving me information about how to get back inside. I waited hours outside my apartment trying to contact them to help me get back in. They left my apartment a disaster with wood chunks and debris everywhere. They told me it was my responsibility to get it cleaned up with only a $250 credit to my account.** I now have to hire outside cleaners to come in and get rid of the debris their workers left and try to get the dust out of my bedding and clothes. I have asked Joanie several times to call me back so we can get this straightened out and she continues to ignore me. **Edit** They have now offered to reimburse my rent for the month and I finally heard back from my property manager. It took 4 days before I was able to have a conversation with someone. It is still my responsibility to get my apartment cleaned up and restored.

I wish there was a 0 rating I could give this company. Joanie Klein and her team are rude and unprofessional (especially Andre the maintenance guy). They took over management of a property a family member of mine had been residing in 3 years prior and increased the rent by $600. There have been no upgrades made to said property since they’ve been managing it. They attempted an illegal lock out which the police had to be called to tell them they were committing a crime. They like to use fear, intimidation and bullying as a means of communication. Run as fast as you can….do not use Medallion Property management.

I would First Like to Thank Joanie. She has been a pleasure to Lease under. Very understanding and Professional. I was a previous tenant for 2 years. When Something needed to be done she got it done. Talk about Standing on Business. On the flip side very sweet woman. She felt more like family. The way she talks to me has always been respectful. 5 Stars Medallion Property Management. Can never get in touch with anyone. Communication is horrible. Our air conditioning unit went out and they were very unconcerned. The management told us we were responsible for replacing their air conditioning unit. They were very cold and told us that was not their problem. The worst management team ever.

medallion properties is a joke to me. what I noticed that if a management company have to get you in a two-year lease it's a reason it because it's a reason behind it. now I'm not a very confrontational person medallion property has old units that they don't want to put work into last winter me and my children had to heat up our whole house with heaters provided by medallion and my stove which I have pictures also. They had to replace my whole furnace because it was only heating the downstairs in my living room and that my upstairs because it was old my doors are coming off the hinges because the screws are too small. My toilet over flooded. medallion property is trying to convince me in CHA because they cannot run into anyone else and get their room then me putting wipes in the toilet flooded my bathroom and these damages to my downstairs kids room. medallion property can be a good company they are cheap and they will blame anything on a tenant if they could it's sad because I thought that I would spend the next seven years in my unit. if you guys hate CHa tenant so much just rent a regular tenants and collect regular rent but you can't I normally don't like to tasha but I will do everything in my power to prove my innocence if that means leaving the CHA program and getting me a lawyer

They do not manage their properties and constantly lie about when they will be out to do repairs. My mother has called numerous times about the roof being repaired and also about foundation issues however they still have not made the repairs but had the nerve to call her and ask her to remove a bad review she gave on their services
